We get all hung up on zoning & permitting reform (which ARE important) but none of it really matters if credit (money) isn't available. Land, labor, capital.

Then we got the mid-70s recession, Fed cut rates, cxn starts popped back up then crashed again when Volcker hacked rates in late 70s b/c persistent inflation was killing everything. And the cycles in 80s also related to credit conditions over the period.

And it was all short lived as chart shows. Oil shock of 1973 imploded whole thing, inflation then further ripped it further and credit got major squeezed. Fed jacked rates to double digits in mid-70s.

I forgot to note, I think some underlying fuel to all this besides Boomer household formation rates increasing and once credit eased is additional fuel from being period when the mass migration to Sunbelt was underway, including California. And pre-CEQA, California was a building boom state.

This was the era when the securitization of home mortgages started to become a big thing as part of the same 1968 Federal reorg of Fannie into a private company.

...when S&Ls implode and crash the real estate market but that's another story. (3) Regulatory changes allowed thrifts to loosen credit (higher LTVs & longer terms) and (4) Fannie Mae got quasi-privatized in 1968 & and by early 70s its volume of loan buying like doubled to tripled.

...credit started to loosen up a lot in early 70s as rates came down. Also, savings at thrifts (S&Ls) increased dramatically (those new HHs all making money & putting it into the bank) which opened up major increased credit supply in for of lending activity. (We will revisit S&Ls in 10 years...)

Major factors: (1) Baby Boom entered peak HOUSEHOLD formation age. Rate of HH formation increased 50%(!) in late 60s vs early 60s. Credit was tight in late 60s so cxn starts low in late 60s. (see the big dip down prior to early 70s) (2) This meant there was a pent up demand phase when...

$1.87 per 100 miles difference in CA per their model if you own a hybrid. I drive about 5,000 miles a year. So just under $100 a year savings in CA if I'm following it correctly. $400 if standard gas vs home charge. 🙄

The Catholic Church's growth at this point is basically all in the non-white Global South. And in the U.S., I'd bet it's largely dependent on immigrants coming from the Global South.

Indeed. There are many good reasons to loathe Reagan's policies. But he wasn't fash. His language (and even actions) on just immigration were day & night from this. And when it comes to how the polity gets moved by leaders & language, that matters.

Yeah this. My blue state middle class butt hasn't touched the supermarket made in NJ stuff in over 10 years. And only bronze-cut domestic brand we found closed during Covid.
