My favourite graph from this week's report, which examines how homes are used. Between 2016 and 2021, the supply of ground-oriented ownership homes in Peel+York+Durham+City of Toronto barely budged, because few were built, and pre-existing homes were converted to rentals.

Spoiler for a report we're releasing on Tuesday. The GTAs housing shortage went province-wide around 2015, well before the pandemic, due to a big jump in non-permanent residents, permanent immigration, and large numbers of families moving in from the GTA (captured in "other").

Presented to the House Finance Committee yesterday. Received a thoughtful question from MP Ryan Turnbull on why GST rebates should be extended to all owner-occupiers, not just first-time buyers. Here is my response.

Ground-oriented housing is not the same as single-family housing.

Most missing middle housing is ground-oriented.
mikepmoffatt.bsky.social
That is a whole lot different than your earlier claim.

But, yes, I don't think governments should introduce changes to the GST that differentiate based on built form.
