These largely are not landlords, per se, they are investors. Banks, where you'd get a mortgage, are highly regulated and competitive. Therein lies a huge difference.

The caps are going to cost you more than what you're going to get on Ebay for this. It's legacy. IMO get a shadow box from Amazon and hang it on your wall.

It's the bane of social media today. Is this a real channel? I've blocked over 1,000 accounts on BS so far. Case in point: "How many books are you going to read in 2026?" And the reply is turned off. (I'm not telling you anyway) Block. Go away.

I built my gaming pc in 2007. I've upgraded several times. I just upgraded PSU. New (SeaSonic) one has 10 year warranty. I'll keep it 10 years. Some components are "lifetime" warranty. BUT if you're not concerned with those things or top frame rate, consoles are a good deal.

Notebook LM vs. ChatGPT seems more likely that individual preferences will drive choice. I use ChatGPT to create outlines, to suggest subtitles, and to proof final text. Sometimes I have to correct it and that works for me. I'm old-school: "garbage in, garbage out." This all is new technology.

Of course. Not anything new. You guys should all should re-watch, "Shindler's List." The brutality depicted in the movie and other historical events are true to life. If you don't think this is the "American Gestapo," guess again.

I have part Jewish heritage but I'm not practicing. The Rabbi says, "You are a Jew." I am, and a few other things, too. I get it, seems crazy.

Yeah, it's hitting home. We have Medicare Advantage. Fortunately, we live in a county where we don't have to have UHC or Humana. But what we do have has resulted in higher co-pays. If Tump continues his "joy ride," we've have to fall back onto Original Medicare. Or die - which is what they want.
