a starting point for this: you absolutely have to get rid of front setbacks
but it's totally possible to get a high amount of density and diversity in housing tenure and trees and open space with better building and land use codes

The Elizabeth Line this year moved more people than the 18 lanes of the 401 freeway, the widest in North America.

Portland’s Tilikum bridge (2015) was originally conceived as for rail but not buses. Today, buses on the bridge carry more passengers than the trams and light rail because they go to more useful places. It’s usually best to let buses use street rail lanes for maximum flexibility.
