We divided speech into 6 policy areas: measured their volume, temporality & geography.

*Surprisingly* —> the 3 dominant policy areas were (1) private rental, (2) state owned, and (3) fair housing —> each of which we define as "State-Protectionist" policy approaches.

How can research inform policy change?

My team worked w/ tenant advocates from across the country to debunk the landlord lobbyist trope that eviction protections for tenants hamper the rate of construction.

Our model & evidence linked below in this @shelterforce.bsky.social article👇

Tenant protections are also VERY popular among the public.

A recent New York Survey from @cssnyorg.bsky.social found that 78% of New Yorkers support the adoption of Good Cause!!

We found that in CA, OR, NH that previously passed these protections, no observable decline in housing construction exists.

Thus, we can protect tenants w/o worrying about it negatively impacting the housing market, which is a common criticism among landlord & developer opposition.

*Do tenant protections lead to a lower rate of housing production?*

Our analysis suggests no.

Housing production in CA, OR & NH did not decline after passage of "Good/Just Cause" eviction protections relative to nearby states w/o the law.👇
