Thanks for the info! I think I will try to communicate with letting agent/landlord and see if there is any room for negotiation. The terms in this agreement involve agreeing to huge financial risk and could easily be abused by the landlord

Yeah, he was in halls last year and was insanely expensive for what was basically a cell.

I'm more concerned about having to guarantee all the other tenants' rent on top of my son's. And the fact that if he dies, I'm expected to pay his rent or find them a replacement tenant. A little harsh and unfeeling!
