No, this is at the intersection of Smythe - the former Risteen building location.

Through the end of September the city of Fredericton has issued building permits for 1165 homes – 24% higher than the full-year record of 938 set in 2022, with three months left in the year. One of the latest is for an 8-storey, 85 unit apartment building on Queen Street.

Surely Autoblog must be trolling us.

Already part of the plan!

Particularly since it is so underutilized and stands empty for most of the year.

Also interesting that the former Union Street (Churchill Row) did originally connect to University. You can see that the property that is now there lines up perfecting with Churchill.

I suspect the "gas works" at the corner of Shore and University explains why there is an apartment building there today, a bit out of place amongst all the old homes that surround it.

As long as it is more imaginative than Cuffman Street School or Sunset Acres School.

I believe the stretch between Gibson and Barker will be repaved this year, and it's definitely the worst that I've experienced.

But I generally agree, two of my usual cycling routes are closed. It's annoying that the Nashwsaak bridge is marked as closed even though it's easily passable.

The plan limits larger developments to certain streets and includes requirements for taller buildings to have stepbacks when adjacent to low density dwellings. I think it strikes a reasonable balance between maintaining the existing character while allowing new developments. This is just NIMBYism.

My understanding of the zipper merge is that it only applies in stop and go traffic, so I'm not sure of a scenario in which it would be less efficient. I often see people not zipper merging in conventional two-into-one lane reductions and it results in backing up traffic at nearby intersections.

Arguably, one should always zipper merge, because it's more efficient.

I'm a sucker for a brick house covered in ivy.

After sitting on the market for quite some time, this four bedroom, 1.5 bathroom Waterloo Row home sold for $800,000 in October 2024. Just ten months later it's back on the market for $975,000 – a 22% increase.

I wonder how much of our success in building housing stems from the fact that it’s relatively easy to build new homes here vs. in other cities. Exorbitant government fees kill small projects elsewhere, as in this Ottawa example. ottawacitizen.com/news/local-n...

Fredericton is killing it when it comes to building housing this year: 682 new homes permitted in the first six months of the year, versus 613 in ALL of 2024. A lot of non profit and co-op projects are in the pipeline as well.

Agreed, though I would think that it is easier/quicker to educate and staff LTC facilities than hospitals.

The city of Fredericton has subdivided a nearly one acre piece of land at the corner of Saunders and Smythe. One step closer to the start of redevelopment of the NBEX grounds.

I find that one hit or miss, but the food at the brewery location (also on Main) is great.
oliverdueck.bsky.social
Really? That's not been my experience at all.

We need a third bridge and to remove the south side clover leaf ramps so that we have much less drive-through traffic downtown. It's not so much a capacity thing as it is a make-downtown-better thing.

I'm not particularly keen on traveling to the U.S. anytime soon but this seems like false equivalence.

The survey needs to clarify what property tax relief means exactly. Does that include spike protection? Having the provincial portion of the bill waived for owner occupied properties?
