You wouldn't be able to change anything bc you would have to assume people would continue to just use tp like they always have. You would have to wait for widespread disadoption of tp before you could make changes.

Detached single family has always been the architecture of exclusionary and segregation this is gross revisionism.

Yes land prices increase when cities create jobs and amenities. The way land price increases are moderated is by allowing more housing units on each unit of land.

This is posting the same laughable Storper stuff for the 3rd time.

This hinges on property tax assessments and property tax assessments are inherently broken in high demand cities. Property value and improvement values frequently do not correspond to even neighboring vacant property values.

Oh god you're actually citing Storper's Urban Studies paper that is so riddled with basic errors that's it's laughable and has been thoroughly debunked. I almost feel embarrassed for you.
vaguepariah.bsky.social
Oh dear are you seriously citing Storper? That's so embarrassing.

The space savings also means bikes are symbiotic with transit instead of mutually exclusive

Housing does not induce demand like freeway construction does. Housing shortages facilitate wealth transfer.

Wage earners have always had to compete with investors. It's simply easier to compete when there is a surplus of supply.

That is not correct. None of the projects where a developer gets a density bonus or a zoning variance for building affordable housing are considered public housing.
vaguepariah.bsky.social
That study doesn't actually contradict YIMBYs. It just says that weak efforts to increase zoned capacity yield weak results. We need zoned capacities to be 5-10x more than the current population like we did in the 1920s.

Homeowners control the market
vaguepariah.bsky.social
You do not need public housing for housing to be affordable. We artists were able to afford housing in the 90s when rents were a lot lower without public housing. Also, the biggest impediment to public housing in CA is not funding but Article 34 of the CA Const giving NIMBY homeowners a veto vote.

No it is not. It is caused by our regressive land use regulations.

SF arts are struggling for the exact same reason the arts are struggling in every high demand city, they can't afford to make art in the city. Housing scarcity makes the rent too high. It used to be that you could have a roof over your head with a part time gig at a bar. Those days are long gone.

There is more impermeable surface area per capita in the suburbs than the city. Impermeable surface area is the driver of flooding and surface water pollution. Those backyards don't make up for all those harms.
