In over 2 years we’ll review the zoning code to see if our application of 100+ zoning classifications (matrixed across 6 transects) is working for all Nashville residents or just our landowner class.

It’s really hard to know so the review might require a year of staff work and community engagement.

Franklin real estate agent living in a Nashville house her parents own is mad a big vibrant city is evolving to allow more homes for more neighbors.

If she wants the suburbs she can just go home. This attempt will fail and that failure will embolden more Nashville councilmembers to support housing.

The neighborhood online groups bellyache about both outcomes ($2M houses in a ~$500k neighborhood AND upzoning a pair of lots for 7 homes that were previously zoned for 3).

In a growing city like Nashville, there's not a secret third option. Either we allow more homes or we'll see more $2M homes.

Our zoning preserves large lots for ever-wealthier future homeowners, who will surely raise good-faith, morally-grounded issues like stormwater runoff any time a few more homes are proposed in their neighborhood.

We have a range of choices to "maintain" our neighborhood:

Maintain current laws & watch existing attainable housing get torn down for $2M new builds.

Or

Maintain affordability for neighborhood characters to be able to live here (allow more, smaller units to compete with those $2M new builds)

The latest product of Nashville's "Neighborhood Maintenance" zoning conventions is this 6 bed, 5 bath, 3 story, $2M house.

The neighborhood that the zoning is purporting to maintain is full of 800-1600 sq ft houses that sell for $300k-$500k.

You need to make $400k+ a year to afford the new house.
