Newmarket has never quite figured out what it's for - and maybe the mall is bad for street retailers - but I don't recall them thriving during the rebuild. The mall was and remains the biggest draw to the strip.

Wondered if there was a Māori name for Rosebank Peninsula. Got Google's confidently incorrect (and confusingly plausible) answer.
