Even if — as is the case with Venice Dell site — several working class families in rent-controlled apartments are going to be displaced?
December 29, 2025 at 5:04 PM
Okay. But where does that end? Should the community be forbidden to weigh in on high-rise luxury apartments as well, even in single-family zoned neighborhoods?

FYI, “unsuitable” isn’t “unfeasible”. The CAO says a lot may be unsuitable because of “size, configuration, and the parking needs of the community”. 701 is triangular and brings in a lot of revenue, but if the Venice Dell site stays parked, could be suitable.

Huh. Lists a whole bunch of lots as “not suitable”, but doesn’t include criteria.

Looks like the same developer just opened 9 units nearby, with plenty of community support.

FWIW: Here’s my take on why this didn’t get built, while other projects did.

As Galperin put it, “Actual determinations about habitability and feasibility cannot be made until subject matter experts in departments such as the Bureau of Engineering conduct formal assessments.”
Lot 702 isn’t listed as “not feasible”.
December 29, 2025 at 2:42 PM
By any chance are you referring to this list of suitable properties Galperin put out in 2022? If so, just because Lot 702 isn’t on it doesn’t mean it’s not suitable. He just didn’t include it.

The link to that study throws a 404 error. I’d love to see it.

$1.1 million per 425 sf unit, when there’s a cheaper option to build as many units 25 feet away?
Make it make sense.
FWIW, I’ve been covering this project for 8 years, during which time 120 affordable/PSH units have opened in Venice. This development is a disaster.

FFS. This woman is certifiable. She may as well have said the flying monkeys from the Wizard of Oz.

FWIW: Pandora is great, the interface is much more usable and near as I can tell they don’t insert fake music into their playlists in order to avoid royalties (yes, that’s a thing).

Wait. Isn’t this on par with what they’re accusing Bolton of?
