When discussing our built environment, people often mention "the code."

However, there isn't really one "code," and most people have no reason to know exactly how codes affect our towns and cities.

You know those 50-page documents with complicated charts that contractors issue (AKA schedules) that nobody looks at?

You need to look at them & reviewing them is not that hard.

This is how I do it & the things I look for:

1-Procurement
2-Buy-outs
3-Submittals
4-Installation/overlap
5-Milestones

Last year, I was invited to speak at several conferences and events, which strengthened some bonds and expanded my world.

Of all my work, I’m most proud of and energized by the relationships I have built. Many have become close friends, and some have become family.

Some years later, I went to work for a large national hotel owner/operator, where I got the opportunity to work on the restoration and repositioning of the Eero Saarinen terminal building at JFK airport as part of the TWA Hotel project.

Here’s a bit of a personal intro.

I was born in Colombia and came to the US when I was 9.

I grew up with my mom in Miami where I went to the University of Miami, where I completed a 5-year professional degree in architecture.

The city has recognized this area is obsolete and has been working on a plan to rezone the "M" zoned areas of midtown south.

But the plan is yet to pass. A draft of the plan is public, and there have been several public meetings about it.

There is definitely progress.

1 - Some of the reports I've seen, note the building is 90k+ feet.

That is inaccurate for the purpose of conversion. The gross envelope, per the building department is 71,180SF. This is public data.

Every week, there seems to be a post about NY office bldgs that sold and "crazy" discounts.

Or that went to auction and didn't get bids.

Those posts tend to leave out the facts.

Here are some facts why 29 West 35th Street didn't get any bids at auction, and why that shouldn't be surprising.

I've seen this building get a lot of flack on social media.

Some posts chastise the architect and make fun of the choices made.

In some ways, that attitude stems from ignorance around how development, design and construction work.

Bonus: Can we all agree that any kind of menthol-scented body wash is a terrible idea?

Unintended tingling and burning of sensitive areas is not the memory you want your guests to leave with!

Coordinated: All guest room lighting should be 2700k or 3000k (not either or) Close attention is required to ensure all lamping falls within the exact same lighting temperature. Otherwise, the room begins to look like there was a light bulb garage sale, and the leftovers were used in a pinch.

Bonus points for when ceiling lighting can be coordinated to supplement lighting levels although this is tricky to do while maintaining layout flexibility for future renovations (this is why branded hotels typically limit ceiling-mounted fixtures to the entry area of a guest room)

12 - Lighting. This one can mark the difference between setting the right vibe and a very poor experience. Lighting is not only decorative; it is also functional.

These tips address both the mood and the use.

Mentioning this requirement to the project architect/engineer and contractor can go a long way toward minimizing guest complaints.

10 - Shower controls location. When designing new or remodeling, it is always worth placing shower controls in a way that allows guests to turn on the water without getting wet. This has become a more ubiquitous standard, and guests almost always expect it at hotels.

Whether space is tight or not, considering where people can open their bags and easily access them is a basic requirement when designing a place for others to stay.

8 - Visible hanging hooks robe & bag height. This is an easy and inexpensive one to provide that makes a significant difference in the comfort of a room.

Bonus points for integrating the hooks into the design so the hooks are easily visible (not behind doors or inside wardrobes).

7 - Counter space/small sink. Favoring a small sink/large counter setup is a lot more valuable than offering a large sink with less counter space.

Many people (like me) travel with lotions and potions and being able to lay them all out on the counter is a lot more comfortable than the alternative.

6 - Real doors on bathrooms (not barn doors). Barn doors belong on barns.

They're not cool, they're not functional, and they're most definitely not adequate to enclose a bathroom. If space is tight, a pocket door is a better option.

Many people are weary of using LVP or engineered wood for bathroom flooring, but we are seeing this strategy implemented more often without the adverse maintenance effects some would expect.

Not providing this via a dedicated shelf or a bench does not go unnoticed since it interrupts what is, for many, a self-care routine.

Bonus points for adding a bench either to sit on or to place shower toiletries in places intended for longer stays.

3 - Sink separate from bath. This one is 'nice to have'. In some instances, if space permits, this can be an additional sink aside from the bathroom sink.

Otherwise, separating the bathroom sink from the toilet and shower is a more comfortable setup when two people share a room.

Most brand standards require a 2-4" curtain overlap at the middle closure and a valence at the top that extends 6-8" beyond the sides of the window opening.

Bonus points if you can make all devices in the room have a 'night' or 'dark' mode so they do not emit light if undesired.
