I think when Japan privatized their railways, a lot of the new companies bought land, developed it all along the routes at least in Tokyo. They became developers who just happened to run very good train service.

As a technical but not hardcore user of home assistant, I wish AI in home assistant helped in automation instead of doing things. Basically look at data from my HA connected devices and suggest automations (all locally if possible) and maybe help create those automations.
