Delta between a deductible and cost of care without insurance can be hundreds of thousands = less medical debt. Continuous coverage means no uninsured pre-existing conditions. More people in the insurance market place in theory drives premium costs down. ACA addressed all three of these things.

My own hot take is that land use planning is an inherently political process and I think this issue cuts both ways. I have had mayors and town managers publicly support multifamily projects I have been involved in and it has made a difference in the permitting process via public hearings.

A perfect example of a hand in full contact with the hot stove = largely successful project of purging non-MAGA Republicans from the party. No district-redrawing (at least in Southern New England) can get MAGA Republicans elected here. New England is different than Texas.

I kinda think building codes should be living documents. In MA we (architects) used changes in 2018 code to make cases to building commissioners for compliance alternatives even though we were on 2015 (and ultimately skipped 2018). So, even if they aren’t adopted they can still be useful.

Its a lose-lose proposition for Democrats. If they try to regulate it to make it less of a sucker's game the suckers will resent them. It Democrats embrace it, the suckers will blame them for not protecting them when they inevitably lose most or all of their savings.

I’ve been fortunate to perform at the KC a couple of times. At the end of the day a performing arts venue is just vessel. They would like to think they are defiling the art that goes into it but it is beyond their reach and comprehension.

This would be a pretty pathetic list of achievements to run on in a general election. For a primary? Lord, have mercy. I'm a MODERATE Dem and I want to see "formed a human chain to prevent DOGE staffers from entering the Treasury" or "was arrested for Civil Disobedience" at a minimum for my vote.

I guess the entire country will need to apply to “re-naturalize” their birthright citizenship and Stephen Miller can decide who has been naughty or nice. He’s going to need some help to process the paperwork and to find a country that will accept 80 million deported Americans.
