He is 3 1/2 years old and 24 pounds and is very smart. We did an obedience class and an agility class together and he knows several commands. Someday I might have a DNA test done on him.

I cried reading your post. I was on my way from Alaska to Maryland when my Mom died 12/20/20. She used to give me cash for Christmas. Now I spend that amount on myself and wrap the gifts up and open presents “from my Mom” each Christmas. I miss her so much. Hugs to you. We were so lucky to have them

I used to work in lending, using a government loan program. When we were working with improvements to historical buildings there definitely were hoops to jump through and unless the building was uninhabitable, the removal of part of it would never, ever be allowed due to the FEDERAL requirements.
