Both cities have huge amounts of low-density residential areas that could be easily upzoned. Taxing new housing is bad whether in Seattle, Boston, anywhere.

Taxes on new housing for use for affordable housing, or a requirement that a percentage of units in new projects are affordable.

These taxes increase the cost to build needed housing and make affordability much worse for everyone

Yes, most SFH R-2 and R-3 in Barrie have minimum lot sizes of 4300-5300 sqft, much denser than the average American SFH zone. Newly built R-5 zones have minimum lot sizes even much smaller than that.
