Maybe I should clarify, the goal is maximizing profits and if you lose 2 of 10 tenants when you increase rent from 1300 to 1700, you made net 2300, all other downstream effects be damned. Meanwhile you renovate the other 2 properties into luxury pricing, which counts as a "maintenance expense"

2/3 of American homes are owner occupied, that's not the same as 2/3 of Americans owning thier homes. That stat doesn't take into account things like multigenerational housing becoming roughly 10% more common over the last 50 years as home ownership becomes more out of reach for each generation

They can with things like Realpage. Expenses mean tax write-off and you get taxed when you realize gains so they tend to keep them- that's why landlords & companies borrow against the assets for tax free cash
