I think that’s a fantastic place to build. SB330 requires that the tenants get relocation and replacement units if they are protected tenants.

Ah. Thats even crazier. How do you think SF would replace rent controlled protected units in a duplex with a new building? Is it just one for one? Would they use Ellis in the same way as LA?

This is how LA is interpreting SB330. SF seems to be saying 50%, not all. What have you seen?

Those units have to be replaced. In SF code if they don’t lnow the income of the old tenants then a huge portion of the new units are rent controlled. So you are creating far more rent controlled units with this upzoning.

We can’t know how many people are prevented from moving to those cities because of the high costs, and the reverse how the high costs have pushed people into other cities pushing up their costs.
