The problem is the local city councils will not use the leverage they have to force developers to build affordable housing. I know because I sat on my city council for 2 years before I was recalled because I wasn’t “pro business” or “pro rich people”
enough.

I’m a late boomer and college tuition tripled between the time I started looking at schools in 1977 -$3k a year - and my sophomore year - $9k a year. Yes the numbers are lower, but the insane rate of cost increase made it impossible for many people to attend college.

I started college in 1979. When I looked at colleges in 1977 boarding and tuition was was $3k a year when I applied it was up to $5k a year, my freshman year it was $7k and my sophomore year it was $9k. College costs tripling in 4 years from ‘77 to ‘80. That rapid made college unaffordable.

I live in Silicon Valley in the mid 90s when the interest rates were 20%. I remember a friend of mine is finally able to buy a condo at that ridiculous mortgage rate. And even in California we’re supposedly no one loses money on real estate. He lost his shirt on that deal.
