i think hotchkiss has a no nazi tattoo policy where you have to stay out a year even if you get it covered up

To me it's a bit like the old, debunked punching pillows to "get out" your aggression. If you do it habitually, you're just reinforcing cruel behavior and encouraging thinking and reacting that way.

There really should be a an anti-corruption anti-criminality Democratic party brand that pledges to bring all the crooks to justice.

If it was competitive, like lots of moves, there would be more renovation and better housing.
The issue is all that comes at a big premium. Old rents are cheap ones -compare avg NYC prevailing vs market rents sometime.
Homeowners often DIY skimp on labor costs, and don't need profit on top.

I'm a renter (fan) but neither renters nor landlords want to invest in upgrades above the minimum.
