I've said it before and I'll say it again: The best antidote to doom and despair is getting out in your community if you are able to and working towards something positive. Not everything has to be about fighting fascism directly. Simply building better and stronger communities is a worthy endeavor.

So I see NNIs being easier because most people are less interested, but a growing number really care. Housing affects everyone.

And I don't see much talk about moving that authority higher. I love what CA is doing with SB 79, etc, but that's just a good star, just for CA. I don't hear anything about regional governance across state lines in the DMV.

I see a lot of demand to "do something" about housing prices nationally or regionally. Land use and real estate get governed at the local and state level. Localities have incentives to maximize the value of their real estate *relative to their neighbors.* Not good for collaborative problem solving.

A lot of people won't be able to afford to stay where they rent, or be able to buy, if the owner/builder has to make money off it. Alternatively, we could just flatten class differences by paying poorer people more relative to middle class and wealthy people.

A lot of people are going to be unhappy if we solve housing by making real estate less profitable. I'm talking about individual families' nest eggs selling for less than planned.

I suspect housing adequacy requires either
a) major demographic shifts [pejorative] or
b) fundamental changes to how the US governs land use, construction, and the financing and sale of real estate.

We both know there's a growing movement toward local native species in home landscaping, in the Mid-Atlantic and nationally. More and more people are aware of NNIs as a problem. PGC is starting a Weed Warrior program. Momentum is growing.
