It's just brakes. Order the rotors and pads, put them in this weekend. Watch a couple YouTubes, someone has done a step-by-step for your model. Good as new. The rivet is just wearing through and making some noise to let you know.

I didn't see you were looking for multifam. I'm always on the lookout for someone who can do custom and integrate with complex timber and steel. But I don't have luck with Mitek. Need Weinmann or Randek.
