Does anybody have advice on how to interview people and not get super sad when they share their stories?

I imagine this must be something journalists and therapists have special training on. Maybe there's a book about how to cope with this or how to channel empathy into something positive?

This spring, I went on a Napa bike tour led by a self-described historic preservationist. And at one point, when asked "What's an SRO?" by a tour participant, the preservationist said "Oh that's where all the alcoholics lived" and lauded the city's decision to remove them.

And I have no numbers on this last one, but a common cause of death on LIHTC driven projects is that the delays stack up until some part of their capital stack crumbles. The permit graveyards are full of affordable housing that would have been perfect somewhere else.

Developers that depend on public financing and LIHTC are generally happy to reduce the amount of time they need to spend in discretionary review because it reduces the cost of capital and the overhead costs they cover while doing pre-construction/approval work.

The most overt examples in my mind come from bills like SB 35 (2017 session I think) in California. While there are a variety of ways to qualify for the permit streamlining, the majority of projects in the first few years were 100% affordable (source: ternercenter.berkeley.edu/wp-content/u... )
