50-year mortgages are debt traps.

On a $400k loan @6.5%:
30yr ≈ $2,528/mo & ~$510k interest;
50yr ≈ $2,255/mo & ~$953k interest.

That’s only ~$273/mo ‘saved’ to pay ~$443k more over your lifetime while equity crawls.

Great for lenders, bad for buyers.

This tells me we’re still early. Mainstream “experts” still don’t get #Bitcoin — it’s not just speculative, it’s real utility and a proven store of value in a new monetary era.

Realtor commissions haven’t dropped much post-NAR settlement. Why? Because real estate agents still do the work.

Navigating insane paperwork, emotions, inspections, negotiations, and deals that fall apart 3x before closing—that’s what earns the check. Not showing a few houses.

Caution to agents and buyers: HOA Warranty may sound like peace of mind, but underwriting surprise assessments is tricky business.

Risk varies widely between HOAs, and fine print exclusions could leave buyers exposed. Don’t skip due diligence.

Harvard has set an example for other higher-ed institutions - rejecting an unlawful and ham-handed attempt to stifle academic freedom, while taking steps to make sure students can benefit from an environment of intellectual inquiry, rigorous debate and mutual respect. Let’s hope others follow suit.

Florida’s HB 913 lets condo associations open lines of credit for repairs.

Reality check:
•Associations already could borrow.
•Loans must be repaid.

Monthly fees or special assessments will still rise.

This isn’t relief — it’s a delay.
