There are some bills regulating business before council right now as well (including one attempting to regulate dollar stores).

It's impossible to create those dense, walkable neighborhoods in a lot of the city because of the zoning restrictions this bill seeks to change.

Lower density communities attract those commercial-only, generally automobile-oriented big box/chain retail store designs.

The bill in the article does help by adding density, orienting neighborhoods away from that kind of suburban retail and toward more neighborhood scale mixed-use development.

I'd love to know property specifics to better learn how it happened and what changes we could advocate for to stop it - I share a desire to force mixed use in those circumstances.

But it's still pretty rare in Baltimore compared to commercial to residential/mixed use conversion.

I think this is more a priority in Baltimore because the thing you're talking about isn't really happening here at all. There are far more commercial to residential conversions here than vice versa. Like, I'm not sure I can even think of a major example of what you're talking about happening here.

Just a little food for thought for both Toronto and for our leaders getting hammered by opponents of allowing more types of housing in more places.

It's always the same folks saying X policy will uniquely harm their city despite evidence it helped everywhere else.

They are CAVE/BANANA people.

What actually happened? Modest, positive change.

Most corners remained residential in the neighborhoods worried about rapid change. Some vacants and some houses were converted into thriving small businesses with housing above them.

The world didn't end, it got a little better.

A project shouldn't exist unless it furthers adopted city plans and complies with law.

We've flagged noncompliance months in advance of resurfacing every year.

There's enough funding and time every year to fix this problem.

Agency leadership just needs to do it.
