A lot of the discussion happening in the market today revolve around-

What investors are willing to pay up for:

1) Certainty of execution
2) Non-recourse
3) More proceeds

In many situations, the higher cost of capital contains all of the above.

Have to have the goals clear at the onset.

DOGE (Department of Government Efficiency) is pretty deflationary, no?

- mass job losses
- broken leases
- less government spending on resources

Rates should drop!! :)

If 2 people (a buyer and seller) believe that rates will remain the same.

And if a buyer believes there is growth in the current market.

Transaction activity will increase.

Right now, rates are high but growth prospects are looking good, generally.

Acquisition activity should increase.

All this deregulation should be good for business.

But can’t stop thinking about these government leases w appropriation clauses.

Agencies get cut and so do their leases.
