I dunno, it really depends where the density lands. And how it's measured. Pointing my tool to Monterrey makes this look like much less of an issue. Sure, (population) density in the central parts is lower. But population in outer regions is quite localized. (My graphs ignore very low density areas)

It got postponed, but they already made a book about it.

Edmonton, Calgary, and Halifax doubled starts over the past 20 years. More than doubled in some cases, depending how close you want to read the data. Really quite impressive, but also a result of clear policy decisions. Maybe something other cities want to take a look at...

With 2025 housing starts data in a quick check where select metro areas are at, and how that fits in historically. Montréal, Calgary, and Vancouver beat out Toronto for 2025 starts.

2025 population estimates are out, early check in from my phone because thanks to CanViz I now can. City of Vancouver’s population declined 2024-2025 (and 2024 estimates for both Surrey and CoV got corrected downward).. canviz.mountainmath.ca/plot?v=15921...

Not to worry, I have it on high authority that the fees just “come out of the land”…

It's a little web app with three views:
1. Browse and search through available StatCan data tables.
2. Select time series from individual tables.
3. Plot the resulting data.
With the ability to download the data and resulting graph. All with a few clicks in the browser window.

This year the BC government set the wealth test for the HOG at above $2M, while renters get income tested at around $65k (adjusted net family income) for the full tax credit and get less money than the HOG for e.g. my condo.
(Yes, this is my annual call to get rid of the HOG)

Yes, our current way to finance municipal infrastructure is broken beyond repair.

“In the longer term, the way cities generate revenue to pay for new housing infrastructure needs to be rebuilt from the ground up.”

Interesting how this interacts with coupling up and other living arrangements, for contrast here are age-specific headship rates.

The defence one skeet down seems to be that no, we did not mean this to be interpreted causally, we just wanted to highlight this curious correlation we found.

New data release of the National Address Registry out today, good to see continued development, and it's getting better with each release. Here all properties with mailing address in Vancouver.

Boats. That's a lot of boats. But it also missed a lot of boats. Including the Aquabus.

Construction sites. It's pretty good at finding larger sites, but it misses the SFH construction in the images.

Tennis courts. 22 west of Blanca and north of 4th on first try. Scanning the results I noticed it missed a handful. Could try to start marking them, or easier just adjust the threshold down. That gives a few more matches, but some false positives and still some missed ones. It's not magic. (Yet)

Finally found some time to play with Meta's new image segmentation model. (Special thanks to @kylewalker.bsky.social for making it super-easy.) Just open the map view and tell it what to find. First example: cars.
Quite impressive for foundation model without additional training.

They do exists. (Ignore the grey stuff, those are properties that got redeveloped and got a new PID, likely because they were stratified or assembled, I am too lazy to properly update that map.) mountainmath.ca/map/assessme...

Looking a long timeline of overall year over year population change (including births and deaths on top of the migration component), Q3 2025 was the first time year over year population growth turned negative since the start of the time series in the 1950s.

Breakdown of the NPR population in BC into sub-categories. The three big ones, work, study, and both work/study permit holders are all trending down. Asylum claimants are low but creeping up.
(Also a good reminder that international students were never the main driver of NPR growth.)

New quarterly population projections are in today, quick update looking at BC. Net interprovincial migration turned positive again, but net overall migration including international migration turned negative for the first time since COVID due to strong net NPR outflows.

Late to comment on the RMS data release from last week, but wanted to update this graph on turnover and note that increased vacancy rates and easing rents have enabled more people to move (in most markets). Which is good.
