Men gentrifiering handlar ju inte bara om att hyresgäster flyttar, utan även butiker eller ”brukare”, att vissa gruppers användning av staden förflyttas till en annan plats, och det ser vi ju på Möllan (Bagdad Livs)

Alltså blir utfallet av hyresförhandlingarna beroende av maktförhållandena, och det är därför det är viktigt med en stor allmännytta och ett starkt hyresgästkollektiv.

Skulle också säga att hyresmarknaden inte är reglerad. Det är förhandlingar mellan parterna som formar hyresmarknaden, och då dessa är inte reglerade (ingen lag sätter ett tag än för hyreshöjningarna).

Och detta är ju delvis kopplat till Malmömodellen, dvs att läge faktiskt spelar roll vid hyresförhandlingar. Men här spelar nog Triangelstationens öppnande större roll än kaffebarerna. Men också utvecklingen av tex Friisgatan.

Dock tror jag att fastighetsägarna lär sig kapitalisera på hipsterutbudet—problemet är dock (som väll är din poäng) att det inte är hipsterns fel utan problemet är att det är möjligt för fastighetsägarna att göra detta.

Det kanske bara är jag men visst varvas nyheterna med ena dagen lättsmälta/populistiska/till synes ointressanta nyheter som mobilförbud i grundskolan och minskad kommunalskatt och andra dagen repressiva förslag om att sänka straffåldern till 13. Valår coming up

remember how Berlin citizens voted to take back the city from corporate landlords in 2021? it was an emancipatory promise many applauded.
since then, corporate landlords increased their stronghold on the city to 25% of housing stok, and w it, rents went up by 9% annually.

The institutional investors’ ownership of rental housing raises several questions regarding how local governments can secure their housing provision, especially considering how residential property actors might use rent-increasing investment strategies.

In contrast, France has experienced less privatization of its social housing sector, and its private rental sector is dominated by individual landlords.

We discuss the different experiences of rental housing investments considering the extensive privatizations of public housing in Sweden and in a context of an historically corporate private rental sector.

We also find that property investors have invested rental housing in medium-sized municipalities and towns in Sweden, especially during the low-interest-rate era.

We find that institutional investors (e.g. pension/insurance/sovereign wealth funds being shareholders of residential property companies, such as Heimstaden and Victoriahem) own more than 24% of the private rental housing stock in Sweden. In France, the number is significantly less—not more than 5%.
