I wrote the latest cover story for The Atlantic. It's about the far-ranging implications of one simple statistic: Americans have never spent so much time alone, and surging solitude is warping our society.

I'm really proud of it, and I hope you read it.

Overheard a guy at the deli saying he chose not to drive to work today, due to de-congestion pricing, sparing himself the $9 fee AND the price of parking (which of course is more than nine dollars). The system works--and apparently saves people money.

City of Maybe Yes, Maybe No
Deal emerging on City of Yes, per source:
• Parking mandates will vary by 3 zones (exact areas TBD)
• Substantial carveouts for ADUs: banned in flood/coastal zones, & historic districts. Also banned in some low-density zoning districts: R1-2A, R2A & R3A.
• ADUs capped at 1 story
(cont.)
Instead of eliminating parking mandates in NYC, the City Council will change City of Yes to create 3 tiers w/ different parking levels, source says. (Confirming @smaldo.bsky.social)

But no other huge changes seem likely for the housing plan before tmrw's vote:

A new study of 40,000+ comments at the San Francisco Planning Commission finds: commenters at public hearings are unrepresentative along race/gender/age/homeownership lines and these comments shape commission rulings, among other findings. onlinelibrary.wiley.com/doi/10.1111/...
