I like where you're going with this. I'd get a lot of personal satisfaction if buildings like this could change hands through something like adverse possession. But in MN, adverse possession takes 15 years, and in all likelihood, you'd be removed by SPPD.

Yeah... no idea what's happening there, but i do know there are a lot of legal ways for cvs to maintain a stake in the property/sale without being legally liable for it.

For its part, CVS owns very few physical locations. The sale posting for the Snelling CVS makes it clear that you'd be purchasing a sublease, aka SCP 2005-C21-045 LLC leases the space to CVS, who subleases the space to a "buyer" cvspharmacyrealty.com/property/499...

The registered agent is a private company, not subject to FOIA requests. Plus, in all likelihood, SCP 2005-C21-045 LLC is owned by a different shell company, registered by a different registered agent, and on and on.

If you want to know whether a company is still active, you have to pay the state of Delaware $10 per search or $20 to get a company's tax assessment and filing histories.

You can pay it, but you still won't find out who the owner is. That information is with the registered agent.

Registered agents claim to help set up and provide legal services for people and businesses to navigate corporate law. In practice, they help big companies set up shell companies to hide investments and avoid public scrutiny.

The filing paperwork used by SCP 2005-C21-045 LLC in Minnesota lists a different registered agent than the filing paperwork in Delaware (because of course it does)--CT Corporation System in MN vs. Corporation System Company in DE.

in all likelihood, these companies or branch/franchise locations use a virtual mailbox service. these are totally cool if you're concerned about privacy or you get a lot of mail, but shell companies also really, really like them for obvious reasons.

so what about the po box? a google search shows it was used by dozens (maybe hundreds) of companies over the last 10-15 years, including:

the physical address associated with SCP 2005-C21-045 LLC's state business license is either a parking garage off an alleyway in downtown Minneapolis or it does not exist. there is no record in the city of minneapolis property information database with a matching address.

in minnesota, businesses are legally required to have an address in the state "at a physical location (not a post office box, for instance) where a person who represents the company can be found."

the only other references i could find to SCP 2005-C21-045 LLC in Minnesota: a legal takings notice for green line lrt right of way expansion and an active business license from 2005-2006.

the owner is SCP 2005-C21-045 LLC, with a mailing address for a po box in spokane, wa, according to public property tax records in ramsey county.

the owner is also up to date on property taxes and has paid a lot of money to keep it vacant.
