A short thread on going beyond #NetZero to build projects that are #NetPositive

First, I like to talk about "Projects" vs "Buildings".

It's an important distinction, because its not just about the physical artifact, but also:

where it is located?
what does it replace?

Our concepts are based on a 10% side yard, except 20% within the front 16'. 50% lot coverage. ~2.0FSR at 4 storeys and 3.0FSR at 6 storeys.

Removing parking mins province-wide would be a significant move by @christineboyle.bsky.social - and is very much needed.

Munis can pass missing middle zoning on paper, but kill it with parking. Better to shift the focus to the bundle of amenities that make car-light living easy.

4 Storey Single Stair Flats could work well in most parts of the city, but - compared to a multiplex - the consultant and code requirements might add 100k and the elevator might add 200k.

With limited parking the sale price needs to be lower.

Also - my understanding is that sanitary sewer flows are pretty negligible compared to storm water.

I don’t think a unit cap is the right way to achieve those outcomes, and it makes many larger lots infeasible - which is frustrating given the lot sizes enforced by the subdivision bylaw.

This is what vancouver is missing with the r1-1 plex rules. We need to remove the unit cap.

Not exactly, but the new zoning regs don’t specify max number of homes. One can build whatever it is that works within the regs, including FSR, setbacks, min lot sizes.

Yes in many cases it’s likely too much of a leap from part 9, 3 storey multiplex
to: Part 3, 4 storey w elevator.

That’s why we include the 6 storey version.

We need lower cost euro elevators, or an option for 4 storey LULA elevators, to make it scalable.
