7/ Deal closed, Roch went full throttle— 🎨 Hired an architect pal to design a stunning space 🧱 Renovated WHILE staying open (nightmare!, but worth it) ☕️ Added a “proper” coffee bar Result? An absolutely stand-out community spot.

6/ He bought a rundown laundromat two blocks from home—but it hit ALL his criteria. Pro tip: Proximity is nice, but don’t fall in love just because it’s close. Be strategic!

5/ Finding the right deal in NYC? BRUTAL. 🔎 He sent letters to owners (low response) 👋 Showed up in-person (old-school, but it worked) 🗺️ Chose neighborhood intentionally: not every area wants or can afford “laundry + lattes”!

4/ Coffee + Laundry? Genius. Roch loved coffee (considered opening a cafe), but saw laundromats as a platform to actually serve communities. Laundry & Lattes was born—brand, vision, and all.
