Large lots were only really found near 5 of the 26 stations I looked at. I guess these are all near you, so that may lead to your perception.

I guess you are talking about the little 0.15 ac triangle (darkest purple) among 0.5-2ac (amounts sqft).

Similar picture when you go looking for 1ac lots, though Darien replaces Fairfield in the top 5, and the main Greenwich station comes in #6 as back country starts.

Average lot size stays well below 1ac for several miles moving away from most stations. Redding, Wilton, Ridgefield, Fairfield and one of the New Canaan stops are the ones with the highest acreage profile near the trains.

Then looking station by station. Sometimes, the numbers will exceed 500 ac if there is a golf club, cemetery, school has an address in the zone even if it extends beyond. There are quite a few 1+ acre lots up the line.

So state now has pretty good geospatial data on 1.3m CT properties. Some messy data, so true numbers will vary because exact use codes sometimes won't match (Darien in particular is bad), but here are rough stats on ½mi radius around 29 MNR stations. ~6% > 1ac and only ~38% of space is residential.

CT is discussing adding $545m to $2.36b of state education aid, half to shore up our 5 largest cities. I'm for it, but with reforms like greater competition via charters. Data shows significantly improved quality of education for Newark's families after reforms. public.tableau.com/app/profile/...

I think STM should have built more, but many factors influence affordability, including transportation, schools, taxes, quality of life. Jacksonville has zero income tax and tons of land, but violent crime 3x STM. STM schools are expensive and struggling. No expert on DAGs, but here is a stab at it.
