Intermittent parking on both sides. In neighborhood centers, the goal should be street level pedestrian commerce and place making. Car level of service should be ‘F’

I would remove two lanes, remove 1/2 the parking, make the other half 30 min/loading, add 12’ to each sidewalk for cafes and plant 2 rows of street trees.

I see opportunity for stacked flats in NR. It will come when you have the right site, right neighborhood, and aligned development goals. We've already proved the housing type works with our Manito sixplex, which has both workforce and market leading rents.
