I was confused by the City's choice to allow this to go through as a Conditional Rezoning as well. How were the "conditions" offered by the applicant (allowing a gas station and car wash...two bad land uses) better than just a straight rezoning? How are these conditions beneficial to Royal Oak?

Crazy that a 3-unit building has to go in under a PUD request (essentially a rezoning). Should be by-right. PUDs should be reserved for truly unique, larger-scale developments.
