The top of the building also has a public character with a restaurant and social and cultural spaces – based around a tribune with dramatic views over the city. The whole roof is one continuous green landscape promenade with spiral staircases to connect the different levels, accessible for all.

The plinth level is transparent and will have public amenities, including the remarkable Wokkelbar, a café the encompasses a protected, U-shaped car-parking ramp.

The design responds to the surrounding post-war architecture. The large building is broken up into colourful blocks for a more human scale, each with a reference to Rotterdam. The massing and composition echo nearby buildings, but stacked vertically this time – advocating for further densification.

This pixelated pattern also highlights the communal features of these towers, with their lush greenery. The façade’s rigid grid loosens, with bigger frames showing off the trees and plants within. 🌿

The result is a "pixelated" façade, with each prefabricated unit creating one pixel. The units are recessed or extended to create depth and balconies to the towers. Gold and deep brown colours form an abstract pattern, inspired by the organic shapes of local climbing plants. 🤎💛

These towers were prefabricated, which helps to reduce waste, noise pollution and CO2-emissions. But modular design can tend to be monotonous and repetitive. That’s why we were asked to design the façade, and we wanted to give it a twist… 🔲🔳

The Island's form is defined by its soft, organic curves, with balconies and planters that connect to nature. The Gaudí-inspired ceramic façade, made from a mosaic of irregular tiles, adapts to the building’s shape.

The tower has 76 apartments, above two floors of commercial spaces, including a communal dining room, lounge, and karaoke area. The design focuses on young residents with shared areas such as a rooftop garden terrace and five communal balconies spread across the building’s 21 floors.

🌇 The top features penthouses and a hotel skybar. A second oculus completes the sphere at the top. Read more on the design here! mvrdv.com/news/4776/th...

Above the arena, hotel rooms cantilever over the stands, allowing people to see the matches from their windows and creating an oculus in the arena ceiling. Apartments in the double-shell sphere form a garden courtyard, with stunning city views and terraces. 🌳

The distinctive spherical shape maximises the site, eliminating "rear" façades to maintain a connection with the surrounding neighbourhood. 🛍️ Functions are stacked: retail and cafés at the base, with the arena accessed by short bridges at ground level.

With 916 apartments – half which are for middle-income Rotterdammers – The Sax meets the demand for affordable housing in the city centre. 🌇 The project also includes shared living rooms, a communal roof terrace, and a focus on sustainable mobility with a lively plinth.

🎷 The Sax’s distinctive saxophone-inspired silhouette captures the jazzy character of Rotterdam, with light on the façade creating a constantly changing effect, enhanced by bay windows and undulating balconies.
