Suburbs around NYC: "We don't want the burden of affordable housing!"
Also those suburbs: Create a generation that needs affordable housing... in NYC. So the city bears the social cost of their exclusion. Maybe it's time for a regional housing bill?

Propose a $20K annual fee for these high earners in rent stabilized homes and direct it to homeless services. It’s a matter of equity and addressing the crisis we see every day.

Scale this up to all ~235 million licensed drivers in the U.S.
If every driver switched from a car getting 25 mpg to one getting 57 mpg:

At $3/gal, driving 15,000 miles/year for 10 years:
25 mpg fleet cost: ~$4.2 Trillion
57 mpg fleet cost: ~$1.8 Trillion
That's a $2.4 TRILLION difference.

The Big "BUT" : Russia can't do any of this today. Their army is completely tied down in Ukraine. Sanctions block huge upgrades needed for wider war. They're losing a lot of people and gear. Starting another war right now would be impossible for them. Unless someone changes it.

Who Should Worry?Two main groups:
1. The Baltic States (Estonia, Latvia, Lithuania): Small NATO members right on Russia's border. They're the most discussed in military "what-if" scenarios.
2. Moldova: A non-NATO neighbor. Officials openly say if Russia wins in Ukraine, Moldova could be next.
