So, what happened after 1974? Phoenix just kept growing. Growing population density allowed for the expected agglomeration effects and income growth. The only real hiccup was after the 2008 crash, when income declined by about 10%.

Here we are 50 years later, with all of the same problems.

Housing is not the only cost that people face, so it's also useful to look at income. Austin is the clear winner, with Dallas surprisingly having caught up to LA County. Given the lower cost of housing, Dallas is a better deal.

But Maricopa County? They lag in income and home affordability.

This puts Maricopa County right back where we were during the crisis that prompted the Phoenix Housing Commission report in the first place.

Comparing to other southwestern cities, LA prices have spiraled, while Dallas and Houston are more affordable than they were 50 years ago.

In 1974, Phoenix Housing was at such a crisis point that we put out a 1,000 page document trying to diagnose what was making homes so unaffordable.

After that, home prices (relative to income) drifted down, bottoming out in 1998. They bounced around until 2012, and since then have gone up steadily.
