Personally I don’t think single family homes are bad. The policy issue has been that 80% of residential land bans anything else. Metro Vancouver can support millions more people while still having a healthy stock of SFH out there.

I’m sorry, what timeframe and world are we talking about here? Will be lucky to have one or two of these built within the next decade and even 100 years out there will almost certainly be many single family homes.

I agree with your opinion. My unscientific "vibes based" sense from conversations with the parent crowd is that the NWP narrative has slowly become truth for many over the past few years. I really just hope that my sampling isn't representative.

Daniel is backtracking on that “#1 increase in the region” statement while also stating that you called him a liar, which is untrue (although would also be factual).

Frustrating and exhausting. What is the answer to this constant deluge? NWP is out there setting the narrative with little response.

This is amazing! A decade ago "in my diaper era" I honestly considered creating a similar map and even selling change table installation services as a side hustle. Give business to those with change tables, shame those who only install in the women's washroom or not at all.

My 2 cents is that it will be great to see the area redevelop but it is wise to pause for a moment to make sure there's a plan to designate potential parks or institution (read: school!) space. Not many large undeveloped lots like this.

I'm very curious about what this would look like once the Expo Line Surrey-Langley extension is complete. Given bridge bottlenecks and distance from highways my hypothesis is that a fairly large area will become green and yellow.

There was a community plan for the area back in 2004 that talked about exactly this (see screenshot) but it was never actually investigated in depth. Not happening.

Have you been tracking the progress and debates about what level of density for this area and what the uses should be?
