What does the replacement home look like?

Single room occupancy buildings are more formal, building occupants could be complete strangers. They are absolutely necessary for people who don't have local connections to get into the "informal" SROs masquerading as normal single family homes.

Roommates in a single family home "fly under the radar" so to speak. The arrangements are often informal and based on trust between the roommates and landlord/property owner. Nobody knows the arrangements by looking at the house, except for the additional cars parked out front.

I think more importantly, you should be able to walk into a bank with these plans and get a 30 year mortgage to finance it.
