"We really need [x concession], but we can't push too hard because we really need this contract." Guess what? The contract is probably really important to the other side too. Don't underestimate your leverage or how hard you can push to get what you need.

If you don't understand everything in your commercial real estate contract, title commitment, or loan commitment, please have a lawyer explain those to you. Otherwise, you are gambling with your earnest money.

Wildland firefighters use the mnemonic acronym LCES, standing for Lookouts, Communications, Escape Routes, and Safety Zones, to keep them safe on fires. These four things must be in place/known by the crew to safely engage a fire. 1/10

I was a wildland firefighter for the NPS before I was ever a lawyer. I was on a hotshot crew and saw plenty of fire, plenty of big fires, and a fair amount of urban interface stuff. My first season (engine crew) was in CA and I went to several CA fires with the hotshot crew as well. 1/5
