Wild read & I'm only 1/3 in (~1920s). Robert Moses was a bureaucrat w/ way more power than almost all politicians in NY. Some of the tactics he was using early on:
-latch on to populist causes (parks for him)
-starting a project made it impossible to stop
-always always underestimate costs

All the ski resorts close to Denver are world class but Vail is my clear favorite.

Best skiing + restaurants + nature + fun walkable town

The bowls are one of a kind. Epic snow out there after this all-time storm!

Smart use of tough real estate space. No visibility + excessive parking + not super appealing + huge space.

Colorado Bounce Company is a perfect fit since it brings in its own crowd & can use the funky space. Extra nice for them: cheaper rent!

There's a bunch of hip new retail popping up in small mountain towns. The smart ones:
1) Get convenient but not A+ locations
2) Cater to locals for regular business
3) Blow it out with demand from visitors on weekends/high season

There is survivor bias in old buildings. If an historic building is still standing 100+ years later, it has some combo of:
-good construction
-flexible, anti-fragile use
-great location (potentially so important there are protections in place)

All solid investment criteria!

My take on tenant improvement allowances:

I'm lending money at a good interest rate to fix up a building that I own! Tenants appreciate the help with heavy initial spending needs & I can attract higher quality businesses. Sweet deal in many cases.
