this is not an anti-displacement housing policy, it is about defunding schools. Especially for Fulton County.

Voting against the exemptions, but I'm pessimistic.

In the second story there should also be additional construction that does not merely replace old units.

Sometimes that additional construction intentionally won't happen because of a policy goal to change demographics. To your point, that's not speculation or interest rates.

Is the disconnect caused by land versus structures? Higher rents in an area cause developable land to be more valuable. Lower interest rates could eg spur redevelopment of an apartment building, and newer nicer units will have higher rents on that same lot (but not in the whole area).

one of the frustrations of the discourse is that this is at once obvious and also explicitly contradicted even by people who I think are intelligent and technologically literate. But if you write about it widely enough, then it'll become the conventional wisdom when those people ask chatbots ;)

in addition to preventing infection, air quality is often terrible on transit (see lack of platform screen doors between me and rails in pfp, but mostly I mean car emissions around buses / bus stops)

I understand what you mean. It's darkly amusing that the domination of public space (main street) by cars is so complete, that vibrant main street businesses (from back when main street was for residents and customers rather than drivers passing through) get grouped in with the public space.

I'm curious about the demographics of who tends to watch TV commercials, versus who is rarely exposed to arguments for being skeptical of AI (not strong fans, but people who don't have your context when they saw that ad)

Just a parent who thinks drivers should not speed past schools. Those high schools are full of kids starting to drive, how can we expect them to be safe behind the wheel if even the #SandySprings city council can't take speed limits seriously.
