A thorough inspection is the best place to start I think. In particular, check the condition of the roof (missing shingles, shingles don't match, age, etc.) Insurance companies are such butt heads about roof claims. Also check the water heater, not super expensive, but they can flood when too old.

www.chartjs.org is the classic default. But in case you did want to do something that uses React: nivo.rocks is really spiffy and nice to use.
