Nothing feels far away. Food options abound on Nicollet, Cedar, 28th, Hiawatha/Minnehaha. Perfect walk distance to the Falls/Sea Salt/Painted Turtle. Powderhorn is a boop away; the Riverview, a double boop.

Worth considering that a huge # of twin cities projects have been cockblocked in the urban core thru various methods. green and blue extensions both by BNSF, purple line by nimbys, riverview by.... Everything. Kind of a catch 22. Better to build urban but more roadblocks.
