A short thread on going beyond #NetZero to build projects that are #NetPositive

First, I like to talk about "Projects" vs "Buildings".

It's an important distinction, because its not just about the physical artifact, but also:

where it is located?
what does it replace?
"just enough small fixes to make good headlines while leaving the real problems intact"

"passing a budget with this many blind spots is irresponsible... "

"transparency requires substance"

"trust isn't built through tweaks, its built through transparency"

This budget debate is painful.

The mayor sets an arbitrary budget target (so he can say he raised taxes less than the last mayor) then he shovels money at the police ….

and then every other city budget item has to justify its existence vs “filling potholes”.

Also, a reminder: many of those complaining about parking impacts are parking on the street because they're using their own parking space for something else.

So - it's becoming clear that the endgame for our zoning advocacy should be a "kit of parts" for both buildings + zoning rules. A toolbox that works on all lot sizes (including small lots).

It will be 2 pieces:
1. Town centres (attached here, w no side yard)
2. Distributed (w side yards)

Interesting state of the design industry right now in Vancouver... (at least anecdotally)... anyone with gov work is super busy.

Private sector work is full of layoffs with a range of arch firms at a fraction of their previous size.

Ahh, so a lot to unpack there.

Hot take: wtf! this is the terrible 100m DL corridor we’ve been trying to kill for years

2nd take: ok,at least the floor plates are reasonably shallow, there are no windowless BRs and it could be a single loaded option (like Vienna house, the “program inspiration”)
Despite passing #singlestair #sharedstair over a year ago, the BC government is doubling down on dark overheated airless and friendless double-loaded corridors.

They’ve just spent a packet of CMHC grant money and this is what they hope to accelerate:

Vancouver's proposed single stair code is a bit different from anywhere else, in that it focuses on external stairs, and allows 6 units on the first 3 floors.

Vancouver also has fairly deep (122') lots in much of the city.

It's an interesting design challenge vs status quo massing.
