I blame old people holding onto their family homes into their 80s as a big part of the problem. Fewer kids to roam with. My boomer parents complain about no trick or treaters in their one middle class and now 1.5-2.5M neighborhood.

We took our kid to the urgent care listed as in network in our directory. Turns out the Dr that gave them two painful stitches was out of network.

Sure, for some areas, like prop 13 in CA before they changed it for downsizing boomers. But it’s also supply & supply sucks because it’s expensive to build pushing builders go high margin. 55+ neighborhood is selling low 800s for 1500sq ft 2/2 bungalows with small lots and high end finishes.

This is normal when you have Velcro children. I don’t sit on the toilet, but I’ll bring a beverage and lock the door for a 15 min break.

The math on a 50 year mortgage is so bad. Reducing the monthly payment by less than 10% if you assume the same interest rate, works if you use a higher rate for the longer term.
