The housing shortage isn’t just about homelessness.

It’s also the young person who can’t afford to move out. It’s the couple who can’t get a place big enough to have children. It’s the people stuck with roommates (or even in abusive relationships) because they can’t get a place of their own.

Housing is always “filtering”, but the direction of filtering is a policy choice. Old housing filters up if housing does not keep up with demand, and down if it does. And it filters down faster if we make up for past shortfalls.

The absence of downward filtering is, definitionally, rent inflation that systematically pushes families out of their housing so that wealthier families can move into it.

Anyone who dismisses "trickle down" housing policy is necessarily supporting that bc that IS the alternative.

Most white family heritages are pretty bland. So what does English and German get you? Not the food, aside from turkey and hot dogs. No brave explorer stories or grand heroes. But after 6 gens you have 300 direct ancestors, plus 100s of cousins, aunts and uncles. We pick out 1 to brag about.

Different customs in each state. I remember when I bought my first house, in Austin, and I saw deed descriptions (including racial restrictions) that mentioned possible intensity of development 5 or 10 times our SF lot. Realtor laughed it off. They just had a very high potential ceiling.

Here’s a practical question: is Edmonton expecting less employment growth in the coming 5 years? Local leaders often want more employment, and so the housing growth should be made to match.

Saw good quotes in the NYT. Births started to recover after the Great Recession but curiously started declining again in 2016. Wonder why?? Acrimony and uncertainty do not make a hopeful environment for planning babies. (Yeah, but also housing prices ran away too.) Are deferred births mostly lost?
