Doug, needs to object for optics, but if a big 3 plant closes he'll be the first to ask for a BYD assembly plant, so he has to stay on the right side of that part of the equation.

Covid just accelerated what was going to happen as cloud based office software (Office 360 etc) became viable solutions. Better force more before-school and after-school care at the same time- oops they didn't do that. Guess parents might have to quit jobs.

Zoning is mostly about managing conflict. Built form depends on many inputs: mortgages, insurance, building codes, trades/builders, politicians/community councils etc.
