I think one of the lessons that the huge success of congestion pricing in NYC is that charging a nominal upfront fee- even one far less the the levellized cost you are paying for elsewhere- is very good at cutting off the bottom 5% of bad behavior that makes things worse for everyone.

Lennar homebuilding gross profit down 30% and EBIT down 50%.

Think the >million homes shortage thesis is done. Much lower population growth going forward plus abundant new supply growth in the Sunbelt 2021 onwards closes a lot of the perceived gap.

why did I pass? - distractions, lack of urgency, then maybe 15%-20% move up and was unable to buy

only consolation is they would not have been large positions
